Clayton, Surrey

Clayton is one of Surrey's newest and fastest-growing neighbourhoods, a master-planned community in the northeast corner of the city that has been developed largely over the past 15–20 years. With well-designed streets, newer homes, excellent schools, and a strong sense of planned community, Clayton has become the go-to neighbourhood for young families entering the market.

Community Feel

Clayton has a fresh, orderly character that distinguishes it from Surrey's older, more organically developed neighbourhoods. Wide sidewalks, greenways, pocket parks, and a mix of housing types give it a liveable, pedestrian-friendly feel. The community skews young — lots of strollers, backpacks, and families at the park. It has a genuine neighbourhood identity that is still being shaped as it matures.

Housing Types

Clayton's housing stock is predominantly newer, which is a key selling point for buyers who want modern layouts, energy-efficient construction, and updated finishes. Townhomes are the most abundant type, ranging from $750,000 to $950,000 depending on size and builder. Detached single-family homes are available from approximately $1.1M to $1.5M. A growing number of purpose-built condominiums near the Clayton Village commercial hub offer options in the $480,000–$620,000 range.

Schools

Clayton Heights Secondary is a newer, well-regarded high school that has quickly built a strong reputation. Several newer elementary schools serve the neighbourhood. The overall school infrastructure is among the most modern in Surrey.

Transit and Connectivity

Fraser Highway runs through the southern edge of Clayton, and TransLink bus routes connect residents to Cloverdale, Fleetwood, and King George SkyTrain station. The planned SkyTrain extension along Fraser Highway will add a station serving Clayton, dramatically improving transit options.

Parks and Amenities

Clayton Community Centre, Clayton Off-Leash Dog Park, and an extensive network of trails and green corridors give residents excellent recreational access. Clayton Village is developing as a commercial hub with cafes, grocers, and essential services.
